1. Site Selection & Due Diligence

Tibro focuses on growing cities outside of the Greater Toronto Area. Our projects range from 50 to 100 units per phase. We conduct market rental research and engage with top professional partners to determine project feasibility while looking for potential to add to who we are.

2. Planning & Zoning Approvals

Tibro partners with leading architects and planning consultants to work through the planning and approval phases of our projects. We pride ourselves on having good municipal and community relationships and our ability to work collaboratively to provide better living for our tenants. We proactively approach the planning process and work towards rapid approvals, typically achieving site plan approval in 18 months or less.

3. Building Design & Cost Analysis

Tibro creates future-focused designs, constantly looking for innovative ways to add to tenant value. After site plan approval we coordinate with our design consultants to develop desirable suite layouts and designs, as well as an efficient and effective construction style. Each layout is reviewed and revised meticulously until we achieve near perfection. Analysis is performed on building design and structure throughout multiple phases to achieve maximum efficiency, both in cost and construction time.

4. Financing

Tibro works with patient equity and debt partners to secure construction and long-term debt financing. Our loans are CMHC insured both during the construction phase and term phase of our projects. Once the project is fully leased the construction loan is converted to a 10 year term loan; this allows us to match our debt structure with our long term hold strategy.

5. Construction Management

From pre-construction to building wrap-up, Tibro meticulously plans and coordinates the construction phases of our projects. We partner with trusted, reliable and cost-conscious construction managers; this allows us to focus on the quality, cost and timing of projects by holding our construction managers accountable and also gaining from their extensive trade partnerships and experience. Furthermore, we are able to focus on high level design and cost savings strategies.

6. Marketing & Lease-Up

Tibro develops an extensive lease-up strategy for all of our communities during development. We treat the lease-up period with a sales and marketing mindset to be fully leased within 4-6 months of completion. We work with top marketing and leasing companies that have a proven track record of achieving best in-class lease rates and tenant profiles. We look for the right fit by running extensive background checks and partnering with tenants who we believe will best fit in and serve our communities.

7. Asset Management

After the initial lease-up period, Tibro shifts its focus to building strong and long-lasting relationships with its tenants. We create a strong balance between fiscal responsibility to our financial partners and creating trust with our residents. We continuously strive for improvement and aim to create positive, life-lasting impressions on every one of our tenants. Our goal is to have tenants for life.
